Renovation-required 17th-century château with a living area of approximately 741 m², surrounded by a 26-hectare wooded park and outbuildings of about 450 m². The Louis XIV-style château sits on a hilltop, offering expansive views over the surrounding landscape.

Property Description

Located on the edge of a village in the Deux-Sèvres region, near the borders of Touraine and Anjou, this historic estate is just 8 km from Thouars and 30 km from Saumur. The area, known as Thouarsais, played a significant role during the Hundred Years’ War and the Wars of Religion. Originally inhabited by the Celtic Picts, the estate offers a grand entrance through a tree-lined path. Behind the enclosed wall, the property boasts around 741 m² of living space and 450 m² of outbuildings. The total land area extends to 26 hectares, including 22 hectares of woodland and 4 hectares of meadow.

Impressive Interiors with Renovation Potential

Constructed around 1640 by a wealthy family from Vendôme who were tax farmers and legal professionals, this Louis XIV-style château sustained some damage during the French Revolution of 1789. It was later expanded in the 19th century to reflect the architectural tastes of the time. The entrance courtyard leads to a symmetrical limestone façade, framed by two wings with outbuildings. Inside, the château features a grand entrance hall with a beautifully crafted spiral staircase, a reception room with a French-style ceiling that opens onto a terrace garden with a fireplace and an elegant dining room with wood paneling. The ground floor also includes a small living room and a bedroom with its own bathroom. Upstairs, there are seven bedrooms, each with its own washbasin and the attic offers additional space for potential conversion. The outbuildings include a hunting room with a fireplace, a vaulted cellar, stables, a workshop and two wells. The château has been unoccupied for 20 years, so extensive renovation work is required, particularly for the staircase, electrical system, heating and other interior areas.
