In the center of Todi stands one of the most beautiful 16th-century palaces. The impressive living area, adorned with frescoes, is located on the ground floor and is further complemented by an office, a garage, a storage room, and an elevator, all connected to a large garden.
THE PALACE
The unit for sale is situated in an impressive city palace (Palazzo) built by a wealthy and powerful family in the first half of the 16th century. It was designed by Antonio da Sangallo the Younger and served as the private residence of three bishops and the renowned musician Paolo Rolli. The Palazzo is U-shaped and features a facade alternating between travertine slabs and plaster. A majestic portal with a coat of arms, possibly belonging to Ippolito Scalza, leads into the magnificent arcade courtyard. From there, an imposing travertine staircase ascends to the top floor, crossing the beautiful loggia on the first floor. This building is not an ordinary condominium and is subject to the oversight of the highest heritage protection authority.
GROUND FLOOR
The 300 m² apartment/office boasts beautifully designed spaces, including two impressive rooms with arched windows facing west, featuring walls and ceilings adorned with frescoes. Two of the rooms are currently separated from the rest of the apartment by an independent access; one of these rooms is very spacious and has a large fireplace. However, these two rooms can easily be reconnected by opening two existing doors. One room has a glass door leading to a private outdoor area.
The private outdoor area measures 133 m² and primarily consists of a green space with a fountain and a terracotta lion mask. A part of the area is paved. It is accessible from both the garage and the apartment via a glass door. Here, you can enjoy panoramic views of the Todi surroundings and the old town, dominated by the Church of San Fortunato.
The garage area has a surface of 79 m² and is located on a single level. It is accessible through the shared entrance and courtyard and is suitable for small cars, such as a Panda. The garage is not connected to the apartment or office and features a door leading to the outside.
BASEMENT GROUND FLOOR
The room, measuring 56 m², includes a bathroom and can be accessed through a second entrance from the public street. There is a possibility to connect it to the apartment or office on the ground floor.
CONDITION
The apartment and the basement room are habitable, and the technical installations are in good condition. However, the bathrooms should be modernized.
