The water castle was built in the mid-14th century in Freiburg Opfingen, in the picturesque district of St. Nikolaus. In 1754, the estate was divided into two separately accessible halves, each with its own entrance. This historically significant ensemble is protected as a monument.

For sale is the western part of the castle, which currently features three buildings arranged in a U-shape, offering generous living space.

The estate was modernized by its previous owners in the 1960s and 70s. The current owners have recently renovated parts of the residential building in 2023 with great attention to detail, creating a successful blend of historical charm and elegant interior design. The restoration work was overseen by the State Monuments Office.

Inside the house, you will find a total living area of approximately 304 m², spread across two full floors (ground floor and upper floor) and a converted attic.

Upon entering the property, you are welcomed by an entrance hall with a guest toilet and wardrobe leading into the cozy living and dining area, featuring solid oak floorboards and a soapstone stove. The adjacent modern "LEICHT" fitted kitchen, designed in a simple country style, is equipped with high-quality brand appliances and leaves nothing to be desired—ideal for hobby cooks and food enthusiasts. Additionally, there is a spacious pantry and a utility room.

A sandstone spiral staircase (Münsterbauhütte) leads to the upper floor. Here, you will find the private quarters of the water castle: two sunlit bedrooms/living rooms with beautiful oak floorboards, as well as a modern bathroom offering plenty of comfort. A highlight of this floor is the former gentlemen's room/library, complete with an open fireplace, perfect for cozy evenings and social gatherings. The ceiling features subtle embellishments, while the floor boasts solid herringbone oak parquet, giving the room a distinctive elegance. This space can be adapted to your needs, serving as a communal area, living room, library, or music room.

The tour continues into the well-lit attic, which features a spacious living hall providing access to two additional cozy bedrooms and a practical dressing area. An extra bathroom (from the 1970s) with a separate toilet completes this level.

The ensemble also includes historic barns and stables that offer potential for expansion (subject to building and monument law approvals). The left barn with a stable area measures approximately 19m x 7.7m, while the middle barn/covered outdoor area measures about 7.7m x 6.8m. Additionally, there is a garage of approximately 26 m².

The park-like property encompasses a generous 2,745 m², providing unusually ample space. The garden is lovingly designed, offering various spots for relaxation and enjoyment. The floral splendor, tranquility, and beauty of the green surroundings enchant anyone who views the house.

This estate is a unique gem, combining historical charm and history with modern comfort. It is perfect for families and couples seeking a stylish home that values light, space, and quality. The spacious layout can be adapted to meet various needs and life stages of a family.

Let yourself be enchanted by the unique atmosphere of this one-of-a-kind property and arrange a viewing appointment with Ms. Kinga Mendel.

For your information, we would like to inform you in advance that we require a financing confirmation from a bank or proof of capital for the purchase of the property before each viewing of our listings.

Castle location in Southwestern Germany

On the eastern edge of the Tuniberg, between Freiburg and Opfingen, lies St. Nikolaus, which has long been a district of the municipality of Opfingen and has been part of Freiburg im Breisgau since December 1, 1971. St. Nikolaus is well-known throughout Germany for the special postal stamp issued on St. Nicholas Day.

St. Nikolaus is approximately a 15-minute drive from Freiburg and, thanks to its proximity to Opfingen, is equipped with extensive infrastructure (kindergarten, primary and secondary schools, shopping facilities, doctors, etc.). Public bus connections to Freiburg and the surrounding municipalities are provided by the two bus lines No. 32 and No. 33 of the Freiburg Transport Association.
