In Umbria's hills between Umbertide and Citta di Castello stands this special rarity: a historic military base that today has become two wonderful separate character houses.

The location, which covers a total of 3 hectares, creates a very special character in combination with a modern design and historically preserved details. Both houses feature chestnut wood beams, high ceilings, typical Umbrian stone fireplaces, brick archways and terracotta-style ceramic floors.

 

The first house extends over two floors. It has a total area of 299 square meters.  On the first floor there is an impressive, open, well-equipped, modern kitchen, dining and living area connected by old brick arches with very high ceilings. This gives a great sense of space and a light, airy atmosphere. Next to the kitchen is a large covered area perfect for dining and barbecuing. The living room is equipped with a wood-burning stove set into a large, typical stone fireplace that heats the open 80 m² living space. From the kitchen there are a few steps up to a bathroom and a bedroom and continue to the second floor where there are a total of three bedrooms, two bathrooms, a studio (currently a second kitchen) and a large living room with fireplace. This building is currently used for guests and vacation rentals.

 

The second independent house has been converted and furnished into a private residence by the owner - an internationally renowned artist. This stone house is laid out on four levels. On the first floor there is a living room, a small modern kitchen with a large pantry, a toilet and a bedroom with a bathroom that leads to a terrace. On the second floor there is a hallway, a bedroom, a living room, a bathroom and a storage room where, for example, another bathroom can be created if necessary. On the second floor there are two bedrooms, each with a terrace, one overlooking the pool and the other overlooking the mountains. The tower on the fourth floor has been converted into a full bathroom that serves the two lower bedrooms.  

 

The property covers a total of three acres. One side of the property adjoins a large open pasture. Adjacent to the pasture is a small carport with solar panels on the roof. At the front of the property is a large garden with several paths leading to the pool. One path leads to a pergola covered with wisteria, a perfect place for outdoor parties and meals. Another path leads to the spacious pool area. The pool is divided into two sections. The first section is a shallow area where small children can play. The second section is the main pool, which transitions into a deep area with a diving board. Under the sun terrace there is a simple kitchen where you can prepare drinks and snacks by the pool; there is also a shower and a toilet.

 

Driving time to local stores and bars is about 5 minutes.
