"Villa Castello Pellegrini" is a stately villa built at the end of the 19th century for the noble Balbo family. In recent history, the small castle was acquired by the world-famous fashion designer Gianfranco Ferrè, which gave it a national notoriety. Ferrè planned to build a luxury corporate residence with a guest house for business meetings and events. He had obtained building permits and had initial work done. However, due to his death, the work did not progress beyond an initial status.
Today, despite its currently unrenovated state, the villa remains a magical place. Although prominently located, it remains hidden and barely visible to people and travelers passing through.
The property with terraced garden extends over a total area of 1.2 hectares. In addition to the villa, there is a guest house and a small outbuilding. From all buildings opens an enchanting view of Lake Maggiore.
The railroad line runs behind the property in an elevated position, but overall the noise is less disruptive than expected. Additional noise barriers can provide further protection and reduce the noise level if required.
The Mansion:
The three-story villa with a basement and a symmetrical floor plan was built at the end of the 19th century, a dazzling building in the neo-Romantic style. It has two round corner towers and a central square tower that extends over two floors. The first two floors have the same areas. The total area of the villa is 613 m², including utility rooms and two cellars.
Through the spacious entrance portal you enter the central staircase made of white marble. On this floor there are three large salons, a service room and the elevator that connects the floors. On the second floor there are five rooms, two bathrooms and a large balcony facing the lake. On the second floor, as well as in the tower, there are two more rooms each - this area is particularly impressive for its comprehensive panoramic view.

The outbuildings:
A few meters from the main villa, there is an outbuilding of about 204 m². The outbuilding has two floors with living room, kitchen and storage room. On the second floor there are two bedrooms. Another outbuilding covers 120 m². These two properties can be converted into separate accommodations, for example.
A villa on Lake Maggiore would not be perfect if it did not have a private beach and its own jetty - the two private beaches cover a total of 260 m².
