Schloss Nieder-Wilkau ("Pałac w Wilkowie") is located to the east of Wrocław (Breslau) and was built between 1890 and 1900 on a rectangular layout with side extensions. It is fully basemented, has two above-ground floors, and an expanded attic. The main section of the building is emphasized by a portico with a broad, foreland staircase. Inside, some of the original features are still preserved, such as window and door frames. The manor has a usable area of approximately 727 m² and is surrounded by a small park.
Modernization Work
The interiors have been partially prepared for renovation. The current owner has reinforced the roof, ceilings, and foundations. The ceilings are made from different materials: the ground floor has a Teriva ceiling with narrow beams, while the upper floor and attic feature wooden ceilings. The roof has been completely re-covered, and Zora gutters have been installed. Additionally, a lift shaft has been integrated into the building. All work was carried out according to the construction plan and approved by the heritage conservation authorities.

The building is equipped with electrical systems, water, sewage, and drainage connections.
Heritage Protection Status
The building has been listed in the Heritage Register under number 2207/90 since February 8, 1990.
Park
The historic park is undeveloped, with old tree growth, and covers an area of 1.48 ha. It is mostly surrounded by the original brick wall and is designated as a recreational and leisure area in the local zoning plan. The park has been listed in the Heritage Register under number 45/80 since February 8, 1980.
Additional Land
Adjacent to the park is another plot of land measuring 0.06 ha, which is designated with the symbol "BrIII" in the local zoning plan. The total area of the park thus amounts to 1.76 ha.
Location
The castle is located at "Parkowa 1" in Wilków. Wilków is the seat of the municipal administration and offers access to basic services and public institutions. The town has good transport links, both by road and rail. The distance to Wrocław is approximately 60 km, to Opole about 60 km, and to Ostrów Wielkopolski about 79 km.
Usage Possibilities
The property is designated as residential land in the zoning plan and can therefore be developed for both private residential purposes as well as commercial uses such as a hotel, guesthouse, or senior care home.
