With great enthusiasm, we present to you a unique investment opportunity, which is the possibility of purchasing the Palace and Park Complex from the 14th century, located in Komorowice near Wrocław, right outside southern part of the city, 13 km from the Wrocław Market Square.

The presented offer is a unique opportunity to acquire a place of exceptional investment attractiveness, in the immediate vicinity of Wrocław. A place where you can successfully combine several hundred years of historical heritage with a wide range of modern functions. The revitalization of the building can be carried out so that it fulfills its new purpose in harmony with the historical interior design, as well as with the trends of modern design. Depending on the chosen concept, both the works of old, respected masters and young, contemporary art will be presented here.

Manor House Komorowice is a place where, in the privacy of park ponds and moats, and the lazily flowing Ślęza River, you can spend time relaxingly, rest, commune with nature, or indulge in the charms of physical activity in the fresh air.

Due to its history, balanced volume and space for development and maintenance, the facility has great potential to become not only an impressive hotel with a restaurant and SPA, but also a conference center, a complex of exclusive offices and apartments, or a private medical or retirement home.

According to the Study of Conditions and Directions of Spatial Development of the Żórawina Commune (Resolution No. XXXVI/286/14 of May 9, 2014), the area is designated as US - zone of development of the dominant function of sport and recreation and M/U - zone of development of the dominant function of residential development and service.

Manor House Komorowice and Park-Garden are entered in the Register of Monuments kept by the Provincial Office for the Protection of Monuments in Wrocław. Because of the modernization works that have already been carried out, the property gives the new investor a lot of adaptation possibilities. A significant part of the changes that are difficult to carry out, such as replacing wooden ceilings with prefabricated ones, replacing old wooden stairs, or building hatches for smoke exhaust vents, has already been completed to a large extent, removing the need for time-consuming arrangements in order to obtain appropriate consents from the shoulders of the new investor.

There are areas and buildings that could be added to the available area, according to the needs and concept of its expansion by the new Investor around the Komorowice Manor. However, the current availability and terms of sale of these properties require further arrangements with the current owners.

Basic parameters of the object acc. data from the architectural design of May 28, 1999:

  • plot area: 2.2838 ha
  • usable space: 1,625.20 m²
  • volume: 9,924.00 m³
  • building area: 753.40 m²
  • number of above-ground floors: 3

In its heyday, Manor House Komorowice magically attracted extraordinary people, providing the facility with exceptional splendor, glitz and fame, which definitely distinguishes this place from other historic properties in the Region. Among the owners and residents of the Manor House, it is worth mentioning first of all Marcus Beckensloer - writer of the Principality of Wrocław and senior of the Wrocław City Council, and his son - Johann Beckensloer - Archbishop of Salzburg, Primate of Hungary and Governor of Austria, Styria, Carinthia and Istra. It is also worth mentioning Melchior Hirsch von Kaltenbrunn, to whom the Manor House owes the architectural layout that is closest to todays, and its high material and social status is confirmed by the impressive epitaph plaque made of pink marble, built into the southern facade of the church of St. Maria Magdalena in Wrocław. August von Schönberg, the owner of one of the first sugar beet plantations in the region, also played a significant role in the history of Komorowice.

Today, Komorowice is waiting for a new Investor-Visionary, who will restore them to their due splendor and will go down in the annals of history of this delightful place.

Are you ready to be part of the exclusive, centuries-old circle of people associated with this unique place? Would you like to create more pages of its impressive history?
